BUYER INSPECTIONS

Close your negotiations with the seller contingent upon passing the home inspection. The untrained eye may never see serious deficiencies in the home. You can't depend on Minnesota's disclosure laws to protect you. The seller may not be aware of problems and is not required to report something that the buyer might plainly see. (Low water pressure could be disastrous if it is a six member family moving into a house that now serves but one or two. That is something the buyer could plainly see -- but may not!) If the seller does not know about it, there is no liability on their part what-so-ever. If issues are uncovered, you can reopen negotiations or back out of the contract. If no serious issues are found, you will have peace of mind and probably a honey-do-list to get started on as soon as you are done unpacking.

Regardless of the type of inspection you need, our philosophy is to advocate for the property. We will "listen" to what the house has to tell us, then pass that on to you. While the type of inspection, size and age of the property will determine the actual length of time needed to complete the inspection, a typical 2000 sq. ft. house will take at least 3 hours to inspect. Our client is encouraged to follow along during the inspection and ask questions. We expect them. The cost of a thorough, careful inspection now could: 
  • Save you thousands of dollars in future repairs.
  • Find problems with the house that could affect the closing
  • Uncover life safety issues.
  • Save legal costs and judgments.

Try to be at the house when it is inspected. In doing so you can understand exactly why a particular component may be deficient. If everything is in tip-top condition, you will have at least learned details of the home and its systems. This is also the perfect time to find out where the home's water and gas shutoffs are and where the electric panel is. You may have some concerns of your own. Bring that list and we can address those concerns in particular.
